If the correct local authority approvals are not sought, problems may arise if a time came when you decided to sell your property. The purchaser’s solicitor will ask for all certificates for any work carried out whilst in your possession, without these the sale of your home could fall through. As the home owner, you would then have to apply for retrospective planning approval which can take some time. If this was rejected you would then be forced to turn the room back into a garage.

Building Control Approval
