Conservatory Planning Exemptions

If you meet any of the following you should be exempt from Planning Permission:

  • They are built at ground level and are less than 30 square metres in floor span.
  • At least half of the new wall and three quarters of the roof is either glazed or translucent material.
  • The Conservatory is separated from the house by external door(s).
  • Glazing and any fixed electrical installations comply with the applicable building regulations requirements.

An extra point is that you are advised not to construct Conservatories where they will restrict ladder access to windows serving rooms in roof or loft conversions, especially if any of the windows are intended to help escape or rescue if there is a fire.

Additions to a Conservatory Building

Any new structural opening between the conservatory and the existing house will require building regulations approval, even if the conservatory itself is an exempt structure.

Failure to meet any of the above will turn your conservatory into an extension and you will be required to meet all aspects of the relevant Building Regulations. Porches can also be exempt and they have a separate definition.

  • No extension forward of the principal elevation or side elevation fronting a highway.
  • No extension to be higher than the highest part of the roof.
  • Maximum depth of a single-storey rear extension of three metres for an attached house and four metres for a detached house.
  • Maximum height of a single-storey rear extension of four metres.
  • Maximum depth of a rear extension of more than one storey of three metres including ground floor.
  • Maximum eaves height of an extension within two metres of the boundary of three metres.
  • Maximum eaves and ridge height of extension no higher than existing house.
  • Side extensions to be single storey with maximum height of four metres and width no more than half that of the original house.

  • No verandas, balconies or raised platforms.
  • On designated land* no permitted development for rear extensions of more than one storey; no cladding of the exterior; no side extensions.

In the current economic climate value for money is more important than ever and with falling house prices we need to do all we can to add value to our homes. UPVC windows and conservatories are additions to your home which are thought to not only improve your home but also be a good investment. A conservatory will add living space to your home and UPVC windows will help to improve the appearance and security of your property.

Advancements in technology mean that unlike traditional wooden framed windows and conservatories UPVC frames will never rot or warp best of all they are also very low maintenance no more summers spent at the top of a ladder painting. UPVC only requires wiping down every now and again to keep it looking as good as new. You will also save money by installing UPVC windows and conservatories as opposed wooden ones as they are far better at keeping heat inside your house therefore lowering your gas and electricity bills and helping to protect the planet at the same time. You will also notice a big reduction in the amount of outside noise coming through when your windows and doors are closed.

Conservatories Replacement Windows Double Glazing

The range of styles which UPVC windows and conservatories are available in is vast. So whether you live in a traditional property or a more modern property there is definitely something to suit you. UPVC now also comes in a fantastic range of colours, of course there is the brilliant white which everyone thinks of when they think of UPVC but there are also wood grain effects made to look like traditional wood or there are some really elegant colours available from black to cream and rustic cherry to green. So you really can make your windows and conservatory unique by adding a splash of colour.

If you live in a traditional property such as a Victorian or Edwardian terraced house then perhaps sash windows would be more in keeping with your house. Well until recently to be able to have the look of sash windows you would have needed to stick with wooden frames. However this is no longer the case. Thanks to improvements in technology you are now able to get UPVC windows which look like traditional sash windows with all the benefits of UPVC technology you really can have the best of both worlds.

Likewise conservatories come in a range of styles to ensure that you can find a style which is to your taste. Some of the more popular styles include Victorian conservatories which are easily recognisable by having 3 or 5 angled windows at the front, Edwardian conservatories which have a rectangular footprint making a good use of the available space or there are Mediterranean conservatories which have shallow sloping roofs these tend to be most popular with bungalow owners due to the style of the roof.

There are obviously a huge range of styles of UPVC windows and conservatories available to choose from and making sure you find the right ones for your property may be a time consuming process however the time spent now will pay dividends in the long run and could even help to add value to your property.

Well we probably very rarely actually look at them directly but we do notice them and they can make a big difference to the overall external and internal look and feel of a home. Finding the right windows and doors for your home can really help to give you home the wow factor. But there are so many different types of windows and doors available it can be difficult to know where to start.

One of the most popular types of windows and doors are Replacement uPVC Windows and uPVC Doors. As uPVC technology has improved they have grown in popularity massively over the past twenty years. This is because Replacement uPVC Windows and uPVC doors have many advantages compared to their more traditional counterparts such as wood and aluminum. Probably one of the most popular benefits is that they are very low maintenance. Wooden windows and doors needed to be treated every couple of years to prevent them from rotting where as Replacement uPVC windows and uPVC doors require no painting at all, wiping down with soapy water every now and again will more than suffice.

uPVC Doors Replacement Windows Double Glazed Windows

Replacement uPVC Windows and uPVC Doors are also highly energy efficient. They use the latest in double glazing technology to ensure that they let as little heat out as possible. This not only helps to save you money on your gas and electricity bills but also protect the environment. They also use latest security locks to ensure your home is as secure as possible.

The best thing however about Replacement uPVC windows and uPVC Doors is the large variety of styles they come in. There is now a vast array of colours available no longer are you restricted to just white although these can still look great and are still very popular. But you can also choose from wood effects such as oak or mahogany which helps to give a more traditional look and feel to your home. We have already started to see the first glimpses of summer, the BBQs have been cleaned the grass cut and the garden tidied up. If the weather forecasters predictions are right we could be in for a real treat this summer as some forecasters are predicting that we are in store for a scorcher of a summer. In the current economic climate we have seen an increase in people tightening their belts and spending on luxury goods such as holidays is down. Therefore a UK heat wave could be just what we need. If we do see the predicted heat wave we are going to want to make the most of our gardens. A great way to do this is by installing UPVC French doors.

Patio Doors French Doors Replacement Doors

There is a vast range of French doors available to choose from and the availability of different materials to build them from means that you can be sure to find a style which fits your exact requirements. There are a vast array of styles to choose from including patio doors, upvc doors, wooden doors to name but a few. Patio doors are great if you have limited space. The unique design allows them to open and close with ease as they glide backwards and forwards on runners. As they slide one in front of the other it means that less space is needed as they do not require space within the room for them to open out into unlike traditional French doors. Patio doors also have a unique modern look which depending on the style of your house could compliment it perfectly.

UPVC French doors on the other hand offer a more traditional look and may be more in keeping with your property if you have a older house. They are great as they not only allow access in and out of your property but they also help to increase the amount of natural light and space in a room. UPVC French Doors rather than more traditional wooden doors offer many added benefits. One of the major advantages has to be that they are very low maintenance. Whereas with wooden doors they needed to be treated every couple of years to prevent them from rotting, UPVC French doors require very little in the way of maintenance they just require a wipe with a damp cloth from time to time to keep them looking as good as new. Another great advantage with UPVC French doors is the wide variety of colours now available no longer is the only choice available plain white. They now come in a variety of colours to choose from and even wood effect which is designed to look and feel like wood meaning you get the benefits of UPVC with the more traditional look of wood.

So whether you think UPVC French doors or sliding patio doors would suit your property there really is something for everyone. They really can make a massive difference to your property and could help you to make the most of the English summer weather.

The following is a customer testimonial for Double Glazing Pontefract:

Our windows were fitted by a company some years ago who didn’t do a very good job. My wife and I decided that it was time to finally get them replaced.

We found the West Yorkshire Windows showroom. This really let us see the quality of the windows for ourselves. They were very friendly and we arranged a meeting for them to come around and look at our current windows.

A sales person visited shortly after and showed us the type of windows that we could chose from. We went with Whitegrain Windows and they match our home extremely well.

Thanks to your company, our windows have helped to reduce our heating bills and of course look fantastic. Hopefully we will be back for a Conservatory soon!

What are Orangeries?

Some people are wondering what exactly is an ‘Orangery’? Well, the orangeries we sell at Conservatory Outlet are similar to modern, Contemporary Conservatories.

One of the main feature of our Orangeries is that we utilise brickwork and columns within the design, so that you don’t have the uPVC conservatory bay pole or corner posts you would normally find with Conservatory.

orangery6

Also, we tend to fit lighting with down-lighters internally which creates a great look to the inside of the orangery, and sets it apart from a normal conservatory. To describe the difference in a basic way, an orangery feels more like a glass extension to your house due to the amount of glazing and glass roof.

The images shown are taken from examples of an installed orangery we used for a photoshoot. We have conservatories and orangeries set up at all of our showrooms around England and Wales.

tailor made orangery

There are numerous orangery designs available, including Victorian Orangeries, Edwardian Orangeries and more modern oranageries.

A big advantage of Conservatory Outlet orangeries is that they are very affordable. Please feel to ring us on 0800 915 8844 or request a quote online for further information.

Conservatory Price Regulations for 2010

Posted by West Yorkshire Windows

Proposals in the draft consultation for the 2010 version of Part L of Building Regulations will see extensions to a property become more expensive for people looking to invest.

Proposed changes to building regulations in 2010 could add some thousands of pounds on to Conservatory prices. Matthew Glover, Managing Director of Conservatory Outlet, says that if thinking about it, people should look to buy before these regulations come into force.

picture-025

Consumers who are looking to build a house extension could be forced to spend thousands more pounds improving the energy efficiency of the rest of their property under the new proposals. The extra cost is likely to be anywhere around an additional £2,000.

These new regulations will cover Conservatories for the first time. This means higher carbon reduction targets which include electric heating, floor, wall and glass restrictions to make the conservatory and property more energy efficient.

Matthew Glover stated, “Conservatory Outlet retailers build its conservatories to a very high standard, virtually complying with the new building regulations. But the requirement to add to other areas of the property at the same time will undoubtedly increase the cost of the project.”

contemporary conservatory

For those wishing to avoid the extra costs involved with the proposed regulations, then the only way to do so is to have their conservatory or orangery built before they are announced next year.

With the construction industry currently at below capacity due to the ongoing recession and housing crisis, there are some great Orangery and conservatory deals to be seen. We offer the chance to pay on finance, not having to pay for 12 months and keeping a the low price that we currently offer, as well as special discounts.

West Yorkshire Windows, a Conservatory Outlet dealer, is a leading manufacturer of double glazing windows, doors and conservatories in Yorkshire.

Conservatories Castleford

The following is a customer testimonial for a conservatory they recently had installed with West Yorkshire Windows.

Dear Sir/Madam,

We recently had a Victorian Conservatory installed in Castleford.

We had been to you before for our Bifolding Doors and you did a great job, so we decided to come back for a conservatory.

The fitters were excellent, they were very polite and went about their job with no fuss, we also felt very comfortable trusting them with our home and the building of our conservatory. They did a great job. The customer service you provided was also top notch as always.

The CAD design program helped us see what our purchase would look like and we made a few adjustments and re-drew it a few times until we had a design which my partner and I both really liked to look of. The spreadsheet pricing as well was quick and well done, it automatically updated the price whenever anything was modified/added/removed.

Thanks once again for our new Conservatory, it looks great and our neighbours are very jealous.

Mr Tiano,
Castleford,
Leeds
