Perhaps not all of those, but whether you have stepped up on the property ladder or just made your first step onto it, inevitably there will be some improvements you want to make to your new investment, to make it truly yours, one of which could include opening the space with a Conservatory, Orangery or Solid Roof Extension.

Don’t worry though, this will be far less stressful than landing your hands on the keys in the first place. You can now transform your new home into your dream living space quickly and simply – with no hassle.

And the possibilities are endless! Whether you are looking to open-up the existing kitchen space into the garden with a beautiful configuration of Bi-folding doors – perfect for entertaining, or to enjoy stunning views of the sky with a striking Skylight for relaxed nights in, there is now a huge range of home extension products for any style or purpose, many of which now don’t require building regulation applications, and can be easily approved before installation.

Is Storm Gareth Causing a Draught?

We’ve all witnessed the impact storm Gareth has had on the UK this week, with winds reaching speeds of 90mph. Gareth is the largest named storm to affect Britain since storm Doris in February 2017.

Gareth is a funny name for a storm some might think, but interestingly the Met Office decided to start giving storms boys and girls names back in 2014, in the same way they do in America. The first windstorm to be named was Abigail on 10th of November 2015. The Met Office hoped that naming big storms would make people more aware of them and how dangerous they can be.

In September 2015 the Met Office started a special campaign called ‘Name our Storms’, asking the public to send in their suggestions for names. The most popular names put forward by the public are made into a list along with other names suggested by Irelands equivalent of the Met Office, Met Eireann. But not all storms are big enough to get names, only the ones expected to cause significant damage and have the potential to cause an amber ‘be prepared’ or red ‘take action’ warning, will be named. Has your name made the list?

The current storm we’re experiencing was named Gareth as it has been given a yellow weather warning, this could easily move to an amber as the storm progresses. Structural damage to buildings, trees blowing down, possible power cuts are all expected.  But the main thing you may have noticed is your draughty windows. As a Window company we have thousands of customers each year looking for help with keeping the draughts out of their windows and doors. We supply A+ energy rated windows as standard, they’re not only energy efficient, they’re also Secured by Design.

The thermal efficiency of a product is categorised by its U-value, a measure of how much heat is allowed to escape through it. A well-insulated building component will have a low U-value.

You can also gain an indication of the energy efficiency of window products from their Window Energy Rating (WER) which works much like the energy ratings you see on fridges & washing machines – products with a rating of A and above will deliver the best level of energy efficiency.

All of our products are optimised to achieve the lowest possible U-values and best performing WERs, ensuring you’re in control of the temperature, whether its super-sunny or snowing outside! This means you can keep your room comfortably warm and energy efficient all year round.

Energy Efficiency – All Year Round

Changes to Planning Permission

Changes to Planning Permission

On the 30th of May 2013, the ‘Neighbour Consultation Scheme’ came into effect. This meant you were allowed to build certain types of structures, without applying for Planning Permission, because of ‘Permitted development rights’ granted by Parliament. ‘Permitted development rights’ meant you were allowed to extend a detached property by up to 8 metres and all other property types by up to 6 metres. Rather than applying for Planning Permission, you simply had to consult your neighbours, via the planning office.

This has made extending your property simple…. until now!

From the 30th of May 2019, this scheme ends, meaning your extension must be fully completed on or before that date. Remember you’ll need to leave up to 42 days for your application to be approved under the ‘Neighbour Consultation Scheme’, so you should start planning now if you’re interested in making the most of this increased allowance.

After the 30th of May 2019, you can still get an extension without Planning Permission, if it is smaller than 4 metres for detached homes and 3 metres for all other homes.

However, if you do decide on a larger extension, getting Planning Permission is not the end of the world, and we will assist you all the way by submitting your application on your behalf and acting as your agent. Speak to one of our designers for more information.

Christmas At West Yorkshire Windows

As a company, we believe in doing things to help others wherever possible. This year we decided to sign up to the Mission Christmas Cash for Kids. Our head office at Wakefield is a drop off point for donations, to help underprivileged children who may not otherwise receive a gift this Christmas.

Our team have fully got behind this charity donating some wonderful gifts themselves. We have another week to go, before the donations will be delivered to the charity and all gifts are greatly appreciated.

Cash for Kids lends a helping hand to disabled and disadvantaged children aged 0 to 18 years across 21 areas in the UK by means of a grant giving process. Grants awarded go towards buying specialist equipment for children to enhance their quality of life. They are given to children’s charities and organisations to help them undertake projects and new initiatives or to ensure that much needed services can continue to provide essential care and support. This year they hope to help more children than ever, head over to their website to find out more information on how you can help http://www.cashforkids.uk.com/mission/ or make it simple by donating a gift and dropping it off at our Wakefield showroom. We will make sure all the gifts donated are dropped off at the Mission Christmas hub, by the 18th of December, along with all the gifts that our kind staff have donated.

Highest Security Door Barrels

It is statistically proven that crime increases over the festive period, in particular house burglaries, with an increase of up to 20% at Christmas time. According to crime stats for the financial year 2016/17, there were 6278 burglaries in England and Wales over the 2016 Christmas period. This compares to 5524 the year before and 5222 in 2014 – a 20% increase in 3 years. The survey also reveals that West Yorkshire had the most burglaries in 2016 with 1062 over Christmas.

Taken from the West Yorkshire Police website, they advise ‘Crime prevention doesn’t have to cost a lot of money, there are simple measures you can take to make your home look occupied and reduce your chances of being a victim.

Here are some tips to improve your home security: –

  • Always keep doors and windows locked, even when you’re in. Remove the keys from the lock and keep them out of view.
  • Use timer switches to turn lights on when you are out. Alternate the times and lights that you use.
  • Make sure your alarm and any outside lights are in working order. Always activate your alarm when you leave the house.
  • Don’t leave valuables on show, such as laptops, tablets, keys, purses, etc.
  • Consider starting or joining a Neighbourhood Watch scheme.

But above all the old tricks to keep the burglars at bay, the best thing to do is improve the security of your home. At West Yorkshire Windows, we believe in giving our customers the best quality products and highest levels of security on the market. This is why we recommend the Ultion lock to all our customers.

ULTION

The Ultion lock is the most secure due to;

  • 20-point drill protection– Both ends of every Ultion lock feature 20 hardened steel pins and plates, each one positioned precisely to protect your lock from a drill attack.
  • Unbeaten in every test, literally– As well as being approved by the Police and achieving the highest Kitemark star rating, Ultion is tested by locksmiths with the Master Lock Association and is accredited with their highest standard.
  • 294,970 key combinations– Most security locks have only 5 or 6 pins, Ultion uses 11. This means that Ultion creates nearly 3 times the amount of key combinations required for the highest standard.
  • Hidden attack lock- When Ultion detects an attack it activates Lockdown Mode. A hidden firing pin in Ultion’s core secures the central cam and stops the intruder being able to open the door.

Do I Need Planning Permission For A Conservatory?

It’s a question we get asked a lot and the simple answer is….no! Adding a conservatory to your house is one of the easiest ways to add extra room and value to your home but making the decision to extend your property is a big commitment, and not one to be taken lightly. A conservatory or single-storey extension can be built without seeking planning permission first if:

  • It is a MAXIMUM of 4 metres high.
  • It is on the REAR of the property and projects no more than 4 metres for detached properties and no more than 3 metres on any other house types.
  • The conservatory DOES NOT cover more than half of the remaining garden.
  • The roof eaves and ridge ARE NOT higher than the existing property’s eaves and ridge.
  • Side extensions DO NOT extend more than half the width of the original house and DO NOT face a highway.
  • There are no verandas, balconies or raised platforms.

You are allowed to build certain types of structures without applying for planning permission because of ‘permitted development rights’ that are granted by Parliament. Some conservatories and single-storey extensions fall into this category. Until May 2019, the Government’s permitted development rights will allow detached property owners to extend rear extensions outwards by up to 8 metres, all other house types can extend by up to 6 metres. Rather than applying for planning permission, you will need to consult your neighbours, via the planning office, under the ‘Neighbour Consultation Scheme’. Some properties are built with their permitted development rights removed, if this is the case the homeowner will need planning permission to build any kind of conservatory or extension.

Conservatory

We recently completed this solid roof conservatory for one of our customers in Leeds. They required an extra room on their home, to use as a playroom for their children. We created this 3 metre by 4 and a half metre conservatory for them which has given them the space they desperately needed. This solid roof conservatory fit all the criteria above and therefore was exempt from planning permission. If planning permission is required however, West Yorkshire Windows will take care of all your needs meaning there will be no stress on your part, as our team will project manage the whole process.

What’s the difference between a solid roof conservatory and a single-storey extension?

The simple answer is……there isn’t one! However, a solid roof conservatory is far cheaper and faster to do, with much less hassle, as West Yorkshire Windows will project manage the whole build from start to finish. We have all our own tradesmen on site to assist in every aspect of the build, from surveyors, to builders, to fitters and electricians.

Construction elements have been enhanced for the 21st century, meaning many products now don’t require building regulation applications, and can be easily approved before installation. These can be pre-approved by the LABC (local authority building control) therefore no nasty additional building costs to catch you out.  A solid roof conservatory can be built from start to finish in four to six weeks.

From time to time, we like to showcase our work and show you how we have transformed some of our customers homes. No matter the size of your house, there is always a need for extra space and a conservatory does just the job. Recently we completed this solid roof conservatory in Bradford and the results are fantastic. Dramatically increasing the living space within their home, adding a completely new room which is being used as a second sitting room for the whole family to enjoy. The four pane sliding patio doors open out onto the garden to make it a bright and airy room in the Summer but with the added bonus of the solid roof keeping the warmth in, during the Winter months. Our customer was so impressed with the end result, they have recommended us to many of their friends and neighbours. See how we can transform your home today, get a quote now!

Condensation – A Common Autumn Problem

It’s reached that time of year where the temperature starts to plummet, the heating’s on, washing needs drying and roast dinners need cooking. But all these activities, usually result in one thing – condensation.

The excess water vapour caused by these every day activities is absorbed into the atmosphere, and when cooled, the result is water vapour. The most common sign of condensation is water collecting on the inside of your windows.

Some of the most common reasons for Condensation can be due to lack of insulation or poor heating. It may seem harmless, but the build-up of condensation over time can lead to some more serious issues such as damage to furniture and decorations, and even black mould – which can be harmful to you and your family’s health.
But don’t panic there are steps you can take to prevent these build-ups …

– Where possible dry your clothes outside. Take advantage of any finer weather by drying your clothes outside on the washing line, rather than in the tumble dryer or on the radiators.

– Open the bathroom window when taking a bath or shower to let the heat generated escape.

– Avoid pushing any items of furniture right up against the walls. Leave a gap as this will enable any air to circulate around the room more easily.

– When you’re cooking and boiling things on the hob, remember to leave the pan lids on so that the steam is unable to escape, or switch on your extractor fan if you have one.

If your problem is more extensive, you may want to consider replacing any single glazed windows for the latest double or even upgrading to triple glazed windows. This can make a huge difference in the insulation of your house, not only eliminating condensation (with the right ventilation) but even saving you money on energy bills!

Why you should look out for the ‘Secured by Design’ standard when buying new windows…

With almost half a million domestic burglaries recorded in the UK in 2017 (ONS), it’s no surprise that home security is fast-becoming a major consideration for home owners when making purchasing decisions.

There’s nothing more important than the safety and security of your home and family, and it seems home improvement consumers are willing to invest accordingly in the latest advances in technology to ensure the products they choose act as a robust deterrent for would-be intruders.

Established in 1989, Secured by Design (SBD) is the title for a group of national police projects focusing on the design and security for new and refurbished homes, as well as the acknowledgement of quality security products and crime prevention projects. It supports the principles of ‘designing out crime’ through physical security and processes. To help you make the right choices when it comes to protecting your home, you should look out for the ‘Secured by Design’ Police Preferred logo on security products and services.

For example, the Extreme Window is engineered to the highest specification to provide maximum performance, with security very firmly at the forefront of its identity.
Copyrighted to Conservatory Outlet, the window boasts five unique selling points – Extreme Comfort, Extreme Style, Extreme Peace of Mind, Extreme Warranty, and of course, Extreme Security. To help home owners easily recognise and understand this, the fabricator is proud to have its leading window tested to the Secured by Design standard – the official UK Police flagship initiative.

Here At West Yorkshire Windows, our supplier Conservatory Outlet recognises the importance of offering trusted products that provide not only protection, but peace of mind, and that’s why they have developed our signature window – the Extreme – to carry the Secured by Design badge (available on request*). Giving you the confidence that security has been engineered into your window from conception right through to installation.

We’re pleased to supply some of the market’s most secure locking systems, components, hardware and frames, each working together to ensure the complete Extreme window provides ultimate peace of mind, without compromising on style.
